Buying

Why Now Is Still the Best Time to Buy a Home (Even With Higher Mortgage Rates)

If you’ve been waiting for mortgage rates to drop before you buy a home or build a custom house, you’re not alone. A lot of buyers are on the sidelines for the same reason. Here’s the part most people miss: waiting for lower rates can cost you more than it saves, especially in a buyer’s market for new construction and luxury homes.

They call it a buyer’s market for a reason. Inventory is higher, homes are sitting longer, and sellers and builders are more open to real negotiation. That $20,000, $30,000, or even $40,000 you can get off the price right now is hard to make up later with a small rate drop. Purchase price is what you own. Rate is what you can refinance. One of those is locked in the day you close. The other can change.

Here are the biggest reasons buying or building now still makes sense, even when rates feel higher than usual.

1. The discount you can negotiate today often beats a future rate cut

When homes sit longer, leverage shifts to you. In a slower market, you can push on price, closing costs, upgrades, and seller concessions in ways you simply can’t when every listing has multiple offers. A meaningful price reduction on a luxury home or new construction build can outweigh what you’d save from waiting on rates. You buy at a better basis. That savings stays with you for as long as you own the home.

2. Less competition means a cleaner path to the deal you want

Right now, fewer buyers are actively competing for the same properties. That means fewer bidding wars, less pressure to waive inspections, and more room to get terms that protect you. If you wait until rates drop and everyone rushes back in, that same home gets more offers, higher prices, and tighter timelines. The “easy” buy becomes the hard one.

3. Builders get creative when the market slows

This is where new construction really shines. When sales slow, builders get nervous, and nervous builders bring incentives you rarely see in a hot seller’s market. Think rate buydowns, closing cost credits, design upgrades, lot premiums waived, or package deals on finishes. Those builder incentives can lower your monthly payment and improve the home itself without waiting for the Fed to move. If you’re looking to build a custom home or buy luxury new construction, this is often the window when the best packages show up.

4. You can refinance later. You can’t renegotiate yesterday’s purchase price.

Rates move. Purchase price does not, once you’re under contract and closed. Buyers who wait for the “perfect” rate often watch prices firm back up as demand returns. Buyers who purchase in a softer market lock in a better price, then refinance if and when rates improve. That sequence (buy the deal first, optimize the rate later) is how smart buyers think about timing.

5. More time to choose the right home, not the available one

In a buyer’s market, you’re not forced to decide overnight. You can compare floor plans, walk more communities, dig into construction quality, and negotiate from a calm place. For luxury real estate and custom builds, that extra breathing room is worth a lot. You’re not racing. You’re selecting.

Every month you wait, you’re either paying rent, living in a home that no longer fits, or delaying equity in a property you actually want. Opportunity cost is real. If the right home or build is available now, with price flexibility and builder incentives on the table, waiting for a rate headline can quietly become the more expensive choice.

If your goal is to buy a home, invest in luxury real estate, or build new construction, today’s market favors the prepared buyer. High inventory. Longer days on market. Real negotiation. Builder incentives. Less competition.

Rates matter. They just aren’t the only number that matters, and they aren’t always the number that saves you the most money.

If you’re thinking about buying or building and want a clear read on what’s actually negotiable right now, I’m happy to walk you through options that fit your goals, timeline, and budget.
