Buying

Building your dream home isn't one big leap, but rather a series of small steps.

Couple reviewing blueprints inside a home under construction

1. Location

The first step is deciding where you want to live. Think about school districts, commute times, and whether you prefer a neighborhood with community amenities or a larger lot with space for a shop, garden, or even a chicken coop.

2. Choosing the Right Builder

In every area, there are multiple builders to choose from—some with glowing reviews, some with less than perfect ones. That’s normal in new construction. The key is asking the right questions:

  • How long have you been in business?
  • Can I tour some of your current projects?
  • Can you connect me with past clients?
  • What sets you apart from other builders?
  • How big is your team and who will I be working with directly?

3. Finding the Right Floor Plan

Many builders have architects they partner with who can help design a home tailored to your lifestyle. You can also bring in plans you’ve found online and have them customized. Most modifications can be made for a reasonable hourly design fee.

4. Financing Options

Financing can work a couple of ways. Some established builders carry the construction loan themselves, requiring you to make a down payment and close at completion. The other option is obtaining your own construction loan through a bank, which pays the builder in phases. The benefit of having your own loan is flexibility—if things don’t work out with a builder, you can switch without starting over financially.

5. Making Selections

This is the exciting part—choosing flooring, fixtures, paint colors, cabinets, and more. Most reputable builders offer a design consultant to guide you through the process and keep the selections aligned with your vision. If a builder doesn’t provide this support, that’s a red flag.

6. Communication and Walk-Throughs

Good communication is essential. Request weekly updates and schedule regular walk-throughs so you can see progress firsthand and stay involved in the process.

7. Closing and Moving In

Most builders provide at least a one-year warranty (some offer longer). This covers small issues that naturally come up in new homes—things like minor cracks, sticky windows or doors, or appliance adjustments.

Final Thought

While construction isn’t always perfect, a trustworthy builder with integrity ensures these bumps are handled and that your home stands the test of time. Building a home can feel overwhelming, but when you take it one step at a time—and partner with the right builder—the process is manageable, exciting, and ultimately rewarding.
